Listed buildings and conservation areas

Good knowledge of the planning and conservation guidelines is key to extending or altering your home effectively if it is a listed building or is located in a conservation area. I have the knowledge and can provide you with architectural designs that should meet these requirements.

Building in a conservation area

A conservation area is an area that has been identified as having a special architectural or historic interest that is worth preserving or enhancing. For this reason, the local authority planning controls are stricter in conservation areas.

If you have a property in a conservation area, I can advise you on the type of building works that are likely to be acceptable to the local authority. In addition to the normal considerations, any planning application you submit will be considered in terms of the effect of the proposal on the character and appearance of the conservation area.  Knowing how to go about this can save you a lot of time, and I can make the application on your behalf.

Alterations to listed buildings

Listed buildings are buildings of special architectural or historic interest, and making alterations to them can be challenging. You will need to get listed building consent from the local authority for any work you wish to carry out, both to the exterior and to the interior of the property, and it is unlikely you will be able to change or remove original features.

If you want to carry out alterations or improvements to a listed building, I can help you by liaising with the conservation team prior to submission to see how best we can fulfil your wishes whilst complying with the requirements for listed buildings. I can submit the listed building consent and the the planning application on your behalf and follow your applications through the assessment stage.

“Martin McCurdy designed both our loft extension and our kitchen extension. He was incredibly sensitive and responsive to our brief; he used the space in a way that was beyond our imagination and his handling and advice regarding all matters concerning construction and planning was excellent. I wouldn’t hesitate to recommend Martin to anyone seeking advice on their own homes.” PC, Seven Dials
