Planning permission & building regulations

Making alterations to your home can involve quite a bit of red tape. I can make the process as smooth and efficient as possible. With 35 years’ experience in the architectural and building industry, and excellent relationships with the local planning and regulation authorities, I can advise you and submit planning and building regulation applications on your behalf.

Planning permission

At the start of your building project, I can advise you as to whether what you want to do to your home is likely to need planning permission. Many building projects do need planning permission, and I have significant experience in the planning application process.

Once we have agreed on firm proposals for your project I will liaise with the local authority to ensure the maximum likelihood of your planning application being successful. I will submit the necessary paperwork and architectural drawings, and will follow your application though its assessment. I also have experience of planning applications for listed buildings and conservation areas.

Once you have planning permission, I can make the necessary submission to obtain building regulations approval too, enabling you to schedule and start your building work.

Permitted development rights

For some alterations or extensions to your home, you may not need to apply for planning permission. Permitted development rights allow you to carry out certain building works without planning permission. For example, you may be able to build a small single-storey extension at the rear of your property under permitted development rights as long as you are not in a conservation area.

I will assess if your building project can be done within the permitted development rights and if necessary I can submit an application for a certificate of lawfulness on your behalf. This certificate confirms that you do not need planning permission. If your building work can be carried out under permitted development rights you will still need building regulations approval.

Flats do not qualify for permitted development rights and many other building projects will require planning permission.

Building regulations

Before you start your building project you should have obtained building regulations approval  for the proposed works. This usually requires the submission of full technical details of your building project, demonstrating that the building work you are doing complies with current building regulations.

I am very familiar with the current building regulations and have successfully submitted over 200 building regulation applications. I will organise the paperwork and drawings and submit the building regulations application on your behalf.
