Building regulations also covers work such as gas heating, electrical installations and the replacement windows & glazing. These areas of work are usually dealt with under the competent personās scheme, which eliminates the need for a specific Building regulations application.
Building regulations are the minimum standards of design, construction and safety that must be achieved when building an extension, converting part of your property or carrying out alterations. They ensure you work is done to a basic minimum standard.
I am very familiar with the current building regulations and have had 100s of building regulation applications approved for conversions, extensions and alterations to residential properties.
Building regulations
Before you start your building project you should have obtained building regulations plan approval for the proposed works. This usually requires the submission of technical details for your building project, demonstrating that the building work you propose complies with current building regulations.
I will prepare the required drawings and a Building Control specification for the proposed works, organise the paperwork and submit the building regulations application on your behalf.
Most projects require the input of a structural engineer who will calculate the loads, design the major structural elements and suggest the most appropriate materials for the structural elements of the job. I will send details of your proposals to the engineer and liaise with them on your behalf.
The technical details given building regulations plan approval are the minimum information you need to give to a builder for them to assess the extent of the work and give you an accurate quote for your project.
